The authorities process your application in about 3 months, and the whole procedure, including paperwork and approvals, takes around 9 months, giving you quick access to residency.
You can buy residential or commercial properties worth a minimum of €300,000 plus VAT. This includes: Purchasing one or two new residential properties with a total value of €300,000 or more. The standard VAT rate is 19%, but if the property is your only residence and you don't rent it out, the VAT drops to 5%. You cannot buy resale residential properties using this option. Buying one or two commercial properties, such as offices, shops, or hotels. These can be new or resale properties. If you choose commercial property, you must also purchase or rent a residential property on the island. There are no minimum size or cost requirements for this housing.
You can also invest €300,000 in business or financial assets by: Buying shares in a Cypriot company that actively operates and employs at least five people. Investing in units of Cyprus-based investment funds such as AIF, AIFLNP, or RAIF. In addition, you must prove that you earn a secure annual income of at least €50,000 from abroad, plus additional amounts for dependents.

If you're buying property, we will submit the necessary documents to the Department of Lands and Surveys of Cyprus, including a request to reduce VAT to 5%. The investor pays €300,000 + VAT to the developer. The first payment uses the usual 19% VAT. Once we get the VAT reduction certificate, the extra 14% is taken off future payments. After everything is ready, the WeRWealthy representative in Cyprus submits your application and documents to the Civil Registry and Migration Department. The Department reviews it and gives us their decision. Once approved, the investor and their family go to Cyprus to submit biometric data. After biometrics are submitted, the permanent residence cards are issued within 40 days. These must be collected in person at the Civil Registry and Migration Department in Cyprus.
