Greece's Golden Visa program offers non-EU nationals the chance to gain residency by making a qualifying investment. The most common way is through real estate, but other options include investing in a business or government bonds. The visa allows the investor and their immediate family to live in Greece and travel freely within the Schengen Area. The program offers flexibility and a straightforward path to long-term residency, with the potential for citizenship after several years of residency. It's an excellent way to enjoy the lifestyle and opportunities that Greece has to offer.

Greece Residence by Investment: Step-by-Step Process
You first need to pick how you will invest. You can invest in property (minimum €250,000), government bonds, bank savings, investment funds, or as a stakeholder in a Greek company. They each involve a certain amount of investment, such as a €500,000 bank deposit or capital for a Greek company. Choose the investment that is right for you.
Next, collect all relevant documents. These include your passport, a police clearance certificate, and evidence that the money you use for your investment is clean. You'll also require health insurance for Greece. If you are bringing your family, you will need to have your spouse's marriage certificate and your children's birth certificates.
You will need to employ a licensed attorney in Greece to help with the application. They'll make sure everything is correct and complete, and they'll handle all the legal steps for you. The lawyer will also submit your application to the Greek authorities.
Once you've made your investment (whether it's buying property, depositing money, etc), your lawyer will submit your application and documents to the Greek authorities. The approval process normally takes 2 to 3 months.
After approval, you'll receive a 5-year Greece residence permit for you and your family. This allows you to live in Greece and travel freely within the Schengen Area. The permit is renewable as long as you keep your investment. After 7 years of residency, you can apply for Greek citizenship if you meet all the requirements.

The minimum investment for real estate in high-demand areas, such as Athens, Thessaloniki, Mykonos, and Santorini, has increased to €800,000. In other places, the investment minimum is €400,000. This can make the program more expensive, especially if you're looking to invest in these popular locations.
If you invest in property through the Golden Visa, you can't use it for short-term rentals (like Airbnb) or business purposes. This limits your ability to earn rental income or use the property for commercial reasons.
While you get residency, the Golden Visa does not allow you to work in Greece. So, if you're planning to seek employment in the country, this may not be the right option for you.
